What is Title Insurance?

Title insurance is an insurance policy that protects your real estate against risks and insures against loss.

When you buy a condominium, house or even vacant land it is customary and necessary that a professional review the public records to determine who is the legal owner of the property and what liens, issues or matters, if any, affect the ownership and use of the property. Even a thorough analysis of the public records does not always tell the whole story.

There are two types of title insurance:

  • - Lender's Coverage
  • - Owner's Coverage

Lenders coverage is mandatory if you are taking a mortgage out on the property. Owners' coverage is optional but highly recommended to protect you; your down payment and any additional equity the property may gain in value over time.
